Drawing international eyes towards the region, the Water-front in Muscat, The Sultanate of Oman is a 25,000sq m development, with business and corporate headquarters taking space on the upper three levels, whilst retail and restaurant operators will command the ground and first-floor levels of the project. The five stories building with three levels of car parking underground and extensive adjacent landscaping will enhance the seashore location creating eating areas, walkways and promenades, and a new seafront with access to the beach.

With its stunning location, the Water-front will be a unique destination in the city of Muscat and offer a choice of cosmopolitan restaurants and cafes from around the globe, with both internal and external seating areas making full use of the internal street and external landscaping. The first floor will offer a double-sided mall with restaurant opportunities at either end. From small boutiques to designer labels, the world-class retail mix will be aspirational women’s, men’s and children’s fashion, spanning beauty, lifestyle, spa, accessories, fitness and homeware. Ground and first floor units will range from 70sq m to 750sq m with first floor units having options for internal connections to ground floor units.

The construction has now moved on to level two and is on schedule to be completed by the end of the year. Envisioned as a key destination for business and pleasure, the Water-front will showcase spa & wellness, retail and F&B outlets on the ground and first floor to take full advantage of the beach frontage. Above this will be state-of-the-art corporate and business space.

“The Water-front will be a mixed-use destination that is open to the public, with access to a public beach. To ensure the project has the correct mix of retail and F&B we have undertaken extensive consumer research, through research companies Cantor World Wide, based in Dubai and Millward Associates based in Oxford,” explains Anderson. Designed to the highest international standards, the project will include many firsts for Muscat in terms of design, construction, offer and high level of customer service. The project benefits from the natural beauty of the location. “Connectivity and accessibility has been key in the development of the scheme. Extensive car parking has been developed and traffic routes improved. It can be an issue when mixing retail and leisure space. We have separately designed private areas for the corporate buildings and the retail and leisure has a more animated area which focuses on the available outdoor space,” says Anderson.
