Here, RLI met up with Eduardo Ceballos, Asset Management Director at NEINVER to discuss this growth in more detail.

Founded in 1969, NEINVER is a Spanish multinational company that has grown to become a pioneer in the European outlet sector. They are specialists in the development, investment and management of retail properties in the outlet industry and remain committed to enhancing the value of their assets.

Today they are the leading outlet operator in Spain and Poland and have two proprietary brands: The Style Outlets and FACTORY. In total they manage a high-quality portfolio of over 516,000sq m of GLA, which is comprised of 17 outlet centres, four retail parks and over 800 brands in the six European countries of France, Germany, Italy, Poland, Spain and the Netherlands.

With an outstanding track record accrued over their 50 years in the real estate business, their value proposition consists of integrated and hands-on asset management across various operational spheres such as leasing, retail, property, facilities management and marketing. As a family business founded in Spain by entrepreneur José María Losantos, they continue to be guided by their founder’s values and long-term vision, NEINVER’s unique strength from the very start.

“Placing a strong emphasis on quality, comfort, design and experience, we continue to evolve, reinvent and invigorate our assets for customers, retailers and communities,” says Eduardo Ceballos, Asset Management Director at NEINVER.

This has been highlighted this year in the enhancement and completion of the new food plaza at Castel Guelfo The Style Outlets in September, as part of a strategic refurbishment that transformed a former retail area into a dining hub with new brands and redesigned communal spaces.

The expanded line-up includes Roadhouse Meatery, Billy Tacos, I Love Poke and Alice Pizza, alongside existing restaurants Farinella and Pastaria. Designed as a communal hub, the plaza encourages visitors to relax, connect and extend their stay at the centre.

“The refurbishment also upgraded the landscaping and shared areas across the site,” comments Ceballos. “Decorative trees, flowing shrubs and open resting zones emphasising the natural materials and warm colours have created a welcoming environment, while a wooden platform with greenery and large clay pots at the entrance provide a striking focal point for the outlet.”

The site is situated just 20 minutes from Bologna and is within reach of the Romagna Riviera, Ferrara and Ravenna. Castel Guelfo The Style Outlets spans more than 24,000sq m and hosts 110 stores, including ASICS, Calvin Klein Jeans, Colmar, Tommy Hilfiger, Puma and Nike.

Another example of their evolving portfolio was the refurbishment of Las Rozas The Style Outlets, which started earlier this year and completed in October, offering a more contemporary, sustainable and customer-focused experience.

NEINVER has transformed one of Madrid’s most iconic retail destinations, enhancing its design, visitor experience and environmental performance while remaining true to its pioneering spirit as Spain’s first outlet centre when it opened in 1996.

The renovation has created a fresh, contemporary environment both inside and out. Lighter flooring, wood-finished ceilings and refined store frontages give the interiors a warm, premium look, while improved lighting enhances the overall ambiance. At the heart of the project is the transformation of the central plaza into an urban greenhouse, featuring lush greenery that bring nature into the shopping journey and create a relaxing social space.

Sustainability has been a central focus of the project, with rainwater harvesting systems now used to irrigate the new green spaces, low-energy air curtains with heat pumps improving climate efficiency at entrances and an upgraded building management system that optimises energy performance.

“These refurbishments represent a significant step in our broader strategy to modernise our outlet portfolio and deliver spaces that go beyond shopping, becoming instead vibrant social hubs,” says Ceballos. “Guided by our placemaking principles, such as a strong sense of place, deep community ties, functional design and sustainability, the project reimagines Las Rozas as a more connected and engaging destination.”

Looking to the future, NEINVER has recently unveiled the redesigned Alpes The Style Outlets project, a more sustainable and integrated retail destination that is planned to launch in late 2027. The idea behind this is that it will be a more attractive destination that reflects the company’s ambition to combine environmental performance, architectural quality and a renewed visitor experience.

The outlet destination will feature 20,400sq m of GLA with approximately 95 shops and restaurants, organised into the three distinctive retail zones of sports & outdoors, fashion premium and denim & casual.

Designed as a comprehensive shopping and leisure destination, the centre will offer a unique visitor experience. Its open-air, village style architecture will blend naturally into the Alpine landscape, with green spaces, panoramic terraces and year-round family events. Dining areas and public spaces will provide an authentic outdoor Alpine atmosphere in a welcoming and fluid environment.

“Once open to the public, Alpes The Style Outlets will be a sustainable and welcoming retail and leisure destination, where architecture, environment and visitor experience come together in harmony with its Alpine setting,” highlights Ceballos.

“Through ongoing refurbishments, renovations and selective extensions, we’re strengthening our offer and increasing value for our brand partners, visitors, communities and investors.”
