The development, designed by Pritzker Prize-winning architect Sir David Chipperfield, will bring together residential, commercial and hospitality facilities around landscaped gardens, water features and pedestrian public spaces.

he offices at Water Gardens will provide 21,965 square metres of Grade A net leasable office space, including three floors of micro-suites alongside larger office formats.
The building, designed by Sir David Chipperfield with interiors by Patricia Urquiola, is targeting LEED Platinum certification.
Global real estate consultancy JLL has been appointed exclusive leasing partner for the office component.
The wider development will combine offices, residences, five-star hospitality, retail and dining facilities within a pedestrian-focused district.
Water Gardens is located approximately 300m from Financial Centre Metro Station and will connect directly to DIFC’s Gate Avenue.
The four buildings will be arranged around a central landscaped garden and water feature designed by Bureau Bas Smets.
The elevated public space will be accessible via stairs from Al Sukook Street and Al Mustaqbal Street, while connections beneath the development will lead into Gate Avenue.
he project is intended to extend DIFC’s existing pedestrian network and provide additional retail, dining and leisure options for residents, employees and visitors.
Interior designers involved in the wider development include Patricia Urquiola, Tihany Design and Tristan Auer, while Studio KKD is responsible for the retail and dining experience.
Shahab Lutfi, Chairman of H&H, said: “DIFC has always been defined by professional ambition, but increasingly, people are choosing to build their lives here too.
“With Water Gardens, we wanted to create a destination that reflects the full rhythm of contemporary life, where work, dining, family, social connection, wellness and time for oneself can co-exist naturally within one environment.”
The development is designed to strengthen connections between commercial, residential, hospitality and public spaces.
Saleh Al Akrabi, Chief Real Estate Officer at DIFC Investments, said: “As one of the final components of the original Gate District masterplan, it is fitting that this development strengthens the physical and experiential connections across the district in such a distinctive way.
“By seamlessly linking workplaces, hospitality, retail, public spaces and residences, Water Gardens reflects how DIFC has evolved into a destination where business, culture and lifestyle come together.”
The development will offer a combination of workplaces, residential accommodation, hospitality and leisure facilities within walking distance of the established commercial district.
