St Regis Marbella Las Dunas to Open in 2031

St. Regis Marbella will be a beachfront hotel and residential complex in Las Dunas, East Marbella. It will include a 169-room hotel and 151 branded residences with two to five bedrooms and sizes starting from 150sq m.

Developed by Sierra Blanca Estates and Platinum Estates under Marriott‘s St. Regis brand, the project represents an investment of more than 500 million euros and is expected to open in 2031. Prices and reservation terms have not yet been published and it should not be confused with St. Regis Residences Casares, which is already on the market in Finca Cortesín.

St. Regis Marbella will be the first St. Regis hotel on the Costa del Sol and a new addition to a branded residences market that continues to grow. The development will occupy more than 160.000sq m of land by the sea in the Las Chapas area. According to the mayor, around 110.000sq m, close to 69 per cent, will be allocated to public spaces. The privately owned hotel and residences will be built on the remainder. This is significant because it will influence both the density and character of the development.

The hotel was first announced in 2016 under another Marriott brand, W Hotels and its planning process continued for years, as reported by local media. The agreement between Platinum Estates and Sierra Blanca Estates was announced in June 2025 and St. Regis has now been confirmed as the brand. During that time, the planned investment has risen from around 300 million to more than 500 million euros. The residences will have between two and five bedrooms and range from 150 to 1,000sq m. According to the information released so far, they will have independent access and will be able to benefit from hotel services.

“Las Dunas has been part of our vision for Marbella from day one. We have worked for years to secure the necessary conditions – land, planning permission and a local partner – to develop a project of this scale on the seafront, an asset that is virtually impossible to replicate in Marbella. The agreement with Marriott International is the missing piece that allows us to move on to the implementation phase,” explained Harry Mohinani, Founder of Platinum Estates.
