For a long time, Goodyear, Ariz., was best known for the Goodyear Tire and Rubber Company’s cotton fields and the spring training camps of the Cincinnati Reds and the Cleveland Guardians.
But Phoenix-based RED Development is working on making it a destination for folks looking for great shopping, entertainment and dining in the town 25 miles west of Phoenix off Interstate 10.
RED’s GSQ project, which it is co-developing with Globe Corporation, is a 150-acre mixed-use development that the partners hope will transform the Phoenix metro’s West Valley into a hub for fashion, dining and lifestyle experiences.
And they are signing significant brands at a fast pace. Nordstrom Rack just signed a lease to become an anchor at GSQ with a 25,000sq ft store planned to open in 2027. “We’re excited to grow our footprint in the Phoenix market and introduce new customers to the Nordstrom experience,” said Nordstrom Rack’s President Gemma Lionello.
Set to open in 2026 are the Brazilian steakhouse chain Fogo de Chao with an 8,460sq ft restaurant and the daytime dining establishment First Watch in a 3,800sq ft space.
Other food and beverage brands opening at GSQ next year are California Fish Grill (2,278sq ft), Cava (2,533sq ft) and Kura Revolving Sushi Bar (3,080sq ft).
Incoming tenants announced earlier include Trader Joe’s, Black Rock Coffee and Firebirds Wood Fired Grill.
Already open for business at GSQ are BJ’s Restaurant & Brewhouse, Over East, Shake Shack and The Yard Milkshake Bar.
“GSQ is rapidly becoming one of the West Valley’s premier destinations,” said Goodyear Mayor Joe Pizzillo. “The addition of these businesses reflects the remarkable growth and vibrancy taking place in Goodyear.”
The mixed-use development was designed to complement the recently opened Goodyear Civic Square. Once complete, GSQ will feature entertainment concepts, high-end and fast-casual restaurants, specialty retail, residential, hotel and office space – all anchored by national names that see Goodyear as a priority market.
