Poland Centre Reaches 97 Per Cent Occupancy

ETC Swarzędz, a shopping centre owned by Capital Park Group, has reached 97 per cent occupancy, making it one of the best-leased retail properties in the Wielkopolska region.

The high level of commercialisation reflects the centre’s stable position in the local market and its appeal to both tenants and customers.

The tenant mix was recently expanded with the opening of a Tom Tailor & Mustang store, occupying 135sq m. Both brands are well known in Europe, offering casual and smart clothing. Tom Tailor, a German brand with more than 60 years of tradition, provides fashion for men and women, while Mustang specialises in jeans and casual wear inspired by the American West.

Several existing tenants have also increased their presence. Martes Sport expanded from 678sq m to 966sq m, while Greenpoint and Top Secret now occupy a combined 222sq m. Local jeweller Onyx Gold enlarged its store from 60sq m to nearly 80sq m and the Wonderland hair salon grew from 85sq m to around 113sq m.

“The high occupancy rate and tenants’ decisions to expand confirm ETC Swarzędz’s strong position as a business-friendly location for both international chains and local entrepreneurs. Our success is based on a balanced tenant mix that combines recognised global brands with regional companies,” said Michał Najgrodzki, Head of Asset Management & Commercial Properties at Capital Park Group.

Located on the main route between Poznań and Warsaw, the shopping centre offers a wide range of shops, services and dining options. Facilities include a food court, children’s play area, relaxation zones and parking for 1,100 cars, as well as bike stands and amenities for families and people with reduced mobility.
