An iconic new major mixed-use regeneration development is emerging in the capital of Kosovo. Located at the heart of the new central business district, Pristina City Center will be a 1.2 million square foot mixed-use scheme and a beacon of inspiration, with the tallest and most technologically advanced buildings in the city. RLI speaks with Isuf Haxhiu, CEO of Pristina City Center to learn more.


With two premium residential towers of 31 and 28 floors respectively, surround a new mall and meeting place. This includes leisure, entertainment, fashion, food and beverage, cultural, co-working and community space. Pristina City Center is the true definition of a live, work and play environment that sets new standards of life quality in Kosovo.

The mall is spread over four floors, plus a dedicated floor for community, medical, educational and co-working, comprising 500,000sq ft of lettable area and supported by 1,500 parking spaces within a subterranean multi-level car park. The high quality specification of the mall finishes are wrapped around two visually impressive glazed atriums, which will become community and events spaces. This includes a new to market family entertainment centre, which will be the first of its type in the region.

Pristina City Center sits in the heart of a new commercial and residential district of Pristina which includes ten new residential towers and three office developments. The overall master plan provides eight million square feet of commercial development with residential, office, retail, leisure and entertainment space. The development is surrounded by several bank head offices for the region, however both Raiffeisen Bank and Credins Bank are already built and operating at the Pristina City Center development. With a strong lunchtime and evening economy, the food and beverage offer will be an important element of the project, serving the master community and wider primary catchment area.

Pristina City Center is due to open in Q4 2022, being the catalyst for the wider regeneration of the city centre. The project design has been created by Italian architects, Ettore Tricarico. Working alongside, Alkas, the project team are finalising the leasing strategy including the retail and leisure layout, zoning and category-mix. In addition, the Pristina City Center will provide the right amenities to deliver the best food and beverage offer in the area for the strong lunchtime and evening economy which will serve the master community and wider catchment area. The overall project management is provided by LC&Partners, a leading Italian multi-disciplined construction project management company with a highly diversified international project portfolio.
